Prices have just been cut about 10% at 242 Greene Avenue (another Kara Kasper exclusive), a “boutique loft conversion” at the edge of Clinton Hill. The building, which has thirteen units, has been on the market since September 17. None have sold yet but a few contracts in the process of going out, we’re told. All of the listings were reduced over the weekend, in the hopes of enticing buyers at next Sunday’s open house. We like the fact that this is a retro-fitting of an old building with relatively high ceilings and big windows; it’s hard to tell from the ample number of photos how these feel, however. We hope some of you will report back to us on it.

  1. So – it looks like 3 of the lesser priced units made it into contract according after Corc dropped their pants..I mean prices. Any other thoughts out there about the pricing of this building. Yes – I am interested buyer but I can’t get past the $$$/Sqft, high maintenance w/no amenities (particularly no doorman) compared to the comps of the neighborhood.

  2. btw, there was a community meeting yesterday about the very large development on greene between classon and franklin. does anyone know what was discussed, or what the status of that project is?? seems there was recently a stop order on the excavation work for some reason.

  3. among the developments happening east of grand ave, outside the historic district, 242 is a gem. just look a ocuple spaces down the block at the atrocity on the corner of greene and grand. farther east on the corner of classon there is a huge vacant lot where who knows what will be thrown up. and then there is another massive mystery development on greene between classon and franklin. i hope to god 242 is successful, so these developers can see it financially makes sense to put some care, thought and money into these projects.

  4. 69-71 S Oxford is the same listing agent. That is a good deal for the location. More money.. But prime Fort Greene.

    That Ping Pong Building is nice but it is a Coop and that unit is 1200 sq ft on the 1st floor for $629K with an $815 maintenance. Happen to think that’s a great apartment but The Shoe Factory has 1231 sq ft on the 2nd floor for $595K and $506/month maintenance and it is a condo.

  5. My question is what is up with the ugly green trim? I’ve seen it on a number of new condo buildings around. I think it looks cheep and would have been much better in almost any other color I can think of. It’s “little” things like that that can really destroy the aesthetic of what was probably a pretty nice looking building.
