On the downside, this three-bedroom condo at Carroll Gardens’ 505 Court Street is awfully close to ground-level; on the upside, it’s large (1,445 square feet), has lots of windows and is priced at less than $600 a square foot. By comparison, the same K-line unit on the fifth floor is priced at $959,000, a good 12 percent over this place’s asking price of $850,000. Worth the discount?

  1. There was never an abatement. Those taxes will not go up. Yeesh, such bitterness over this building! That must have been some conversion! We were not around for that. We bought here and are very happy. It’s so great to raise kids here. They all know each other from school and play in the courtyard. It’s like a big beautiful green park – grass and shady trees and kids. Also, in our last building we always had to be careful about noise but here you can do aerobics without the neighbors hearing a thing. The floors are two feet of thick, soundproof concrete. Honestly, it’s a lovely, family friendly community here. Bright, spacious apartments, great building, and the management company is really nice. Must have been another one before. Now don’t be hatin’ no more, y’all!!

  2. That ^^^ is the real, “haven’t we been through this.” Every time this building gets mentioned on ‘stoner, someone dredges up ancient history, which is probably even hearsay, and then people who live in the building are forced to refute it.

  3. The constant barrage of negative comments regarding this building are typically coming from people who used to rent here. And I cannot deny their experience. However the building has changed dramatically. The property manager is different (and very good), apartments are spacious and have been remodeled, there is a major waterproofing and facade renovation wrapping up, new roof, responsive Condo Board and the condo has excellent financials.

    These old comments are creating a false view of the building. The truth is that the building is great and has become a great place to live for many families and working couples.

  4. I lived in it (the building, not that unit) when it was a rental and beginning the switch to condos and it was a POS. I assume they’ve fixed some stuff up, but meh. Also, the property manager was a total nightmare… but again, that might be ancient history.

    It was a great location, had fabulous views (I was on a corner looking out across bklyn) and a fun space for parties, but terrible quality, and bunker-like common spaces.

Can’t speak to price, but the selling point isn’t the location “next to the BQE”, but the fact that it’s a 3 bedroom, so is family-sized and zoned for a good elementary school, as well as having good middle school options, too. One Hanson may be a better building and apartment, but not necessarily for a family. There are lots of families in that building and there’s a reason for that.
