Like most (all?) of the apartments at 30 Main Street in Dumbo, Unit 11E has big windows, high ceilings and a pretty (and open) kitchen. And like some (not all) of the apartments in the building, this one has great light and views. Those light and views come at a premium though: The 1,270-square-foot one-bedroom (plus home office) is asking $1,225,000; by comparison, a similar unit on the fifth floor is on the market for $1,099,000. (The windows in that one aren’t as nice either.) It’ll be interesting to see the final spread in sales price between the two.

Veteran, the kitchen and bathroom do look great. But, really, the only comfortable way this space can work is if you ONLY eat at that island. Trying to fit a dining area into that space…it’s possible, but NOT comfortable. They already had to put miniature furniture in the photo of the living room to make it look way larger than it is…..
I keep looking at the floor plan. I would have shrunk some of the luxury on the right side to fit a smaller home office on that side, and then used that space on the left to have a proper living/kitchen dining room. Don’t mean proper separated necessarily, only getting light from that one exposure after all. It could still be open, but with enough room for a reasonable dining area and a living area.
$1,225,000 for 1BR without a good view.
Where do I sign up?
I know this building well. High-floor E line does indeed have great light, but not great views. Great views are on the North and West side of the building, facing the water and the bridges and the skyline. This one faces South, over Brooklyn.
Many brokers say the kitchens and baths are the best this developer has done… also only 87 units so has more of a friendly internal culture than the bigger one main and seventy washington
I think 30 main is the nicest building in dumbo but if I am moving to a loft I would want a minimum of 1500sq ft
This is another “luxury” apartment whose layout I find distinctly not luxurious. The living/dining/kitchen space is just…..it is woefully disproportionately small and inadequate for what this place is saying it is. If you’re gunna have a (second) bathroom the size of a bedroom, etc., how can you have a living/dining/kitchen “room” that is so tight? I don’t understand this. It IS a beautiful space, but I cannot see spending this kind of money where once again your spaghetti sauce is going to end up on your couch…..
