It’s rare that we encounter a newish condo in the South Slope that we like but this new listing at 318 13th Street is an exception. The exterior is a perfectly attractive mix of brick and glass and this particular apartment, a duplex penthouse, has a very clean and straightforward look along with high ceilings and lots of light. It’s a good thing it’s so nice because the asking price is $1,179,000, which comes out to almost $1,000 for every one of the 1,271 square feet in the place, a hefty multiple for this part of town. As a bonus, there are two private terraces and a common roof deck.

  1. I agree with AJ. That seems to be about the price of a 2-fam on the block. Same square footage for owner’s unit, a yard, rental income and lower taxes.

  2. Wow, isn’t it amazing how dull things look on street view? It’s like they have the depressing lens on…..

Anyway, will be interesting to see if they can get this price over there.

  3. I should add, is that why the seller is letting it go?

For that price, purchase and existing home and spend the extra $$ on a modern renovation.

  4. It’s rare that we encounter a newish condo in the South Slope that we like BUT when they pay the bills, you bet your sweet ass we love it.

Serously, though, it is a nice box. Not my preferred genre, but decent looking for what it is. Price seems like a fantasy for that location, but I guess the market place will decide.
