It’s rare that we encounter a newish condo in the South Slope that we like but this new listing at 318 13th Street is an exception. The exterior is a perfectly attractive mix of brick and glass and this particular apartment, a duplex penthouse, has a very clean and straightforward look along with high ceilings and lots of light. It’s a good thing it’s so nice because the asking price is $1,179,000, which comes out to almost $1,000 for every one of the 1,271 square feet in the place, a hefty multiple for this part of town. As a bonus, there are two private terraces and a common roof deck.

adam + greenwood – people do this in WB and greenpoint all the time – buy a 3 story and renovate old townhouses that have aluminum siding. they happen to mostly be in the good school zones too: 132, 31 + 34
I think I remember the house that was there before the condos – a somewhat shabby frame house with an alley on the side. Family had lived there for a long time, probably mortgage free. Alphonse, one of the sons, used to hang out and do auto repairs on the street (to earn money to support his addictions I believe). I heard there was some kind of mortgage fraud and a relative forged signatures and took out a loan (back in the day when credit was easy) and took off with the money. They couldn’t pay the loan and it went in to foreclosure.
Sad story.
Are they implying that the “city view” picture is the view from this apartment? Really?
Does anyone know of a comparable condos in the area for less money? (same style and quality). The only ones I’ve seen are in the Richard Meier building.
slopefarm—these are tax abated for 25 years.
Betancourt, the realtor is the developer… there are maybe two more of these in the South Slope. There is a sister to this one across from that very ugly Park Slope Medical Building also on 13th. They all look about the same style.
They also did the Iroquois on 10th Street that I think sold out at prices north of 1000 per square foot.

All the apts in this bldg have nice interiors, well planned out, great finishes, cabinetry, appliances etc. They did a good job fitting a modern facade into a brickstone neighborhood.
Adam, this is new construction, not a renovation.
But for the price, it should be.

Lots of people we know who have moved here have done very modern renos on the inside and have gotten a lot of house for their dollar in a quiet neighborhood with good schools.
There seems to be a bit of a culture of intentionally not fixing up the facade because- well it’s expensive, and also because it’s kind of cool to have your modern place hidden away from scrutiny behind an…ahem…unassuming aluminum facade.
Think this will change- think the area will definitely develop into an eclectic mix of renos over the next few years, and it’s easy (and pleasurable) to imagine an influx of modernists making the place look more like venice beach or san fransisco.
I’m surprised that we don’t see more of these modern renovations in the South Slope. I don’t think South Slope is historic and the schools are very good. One could buy an ugly aluminum siding job and do nice fascade renovation. I could see some prefab townhouses popping up in the South Slop over the next few years. I’m talking stuff out of DWELL.
