We’re not big fans of the exterior of this building at 338 2nd Street and its sister buildings on the block but we gotta say that the interiors are quite nice: lots of light, high ceilings, open layout, even a sliver of outdoor space. So it’ll be interesting to see if the two-bedroom, two-bath FSBO can command its asking price of $789,000. Given that the apartment is only 880 square feet, this feels pretty pricey but the common charges are very low and it’s in a fun location so who knows! Time will tell…

Like the place and layout. But since this was “luxury” condos why such a lame vanity and petrie dish like tub in the loo?
Noki, I found a floorplan on streeteasy for the unit I mentioned above. Judging from the pictures of this place, it’s the same layout, kitchen and living room in the front and two bedrooms in the back.

I love seeing nicely presented FSBO’s — though I’d love to see a floorplan (!)
I like it. Probably aimed at a small family who needs to be in that school catchment. The kitchen and bath appeal to the ‘every buyer’, it has central a/c and a balcony, it is close to just about everything in Park Slope, including the R train, and the maintenance seems quite low.
It also seems the owner may have factored in some wiggle room with his or her pricing. Seems a touch high, but only based on the comps from the top of the market in 2007.
Unit 3D with the same floor plan but opposite sold for 760,000 so that’s probably around what this will sell for.
It looks really nice, good pictures too. They should get more than $700K if they do a good marketing job.
Hint: place an ad on Streeteasy as well as Brownstoner, and have at least one OH a month. You also need to address how you will treat brokers; will you pay a fee, or not? If you don’t want every Tom, Dick and Harry to bug you, make sure to specify you only want to speak to principals, no agents or brokers. I would lower the ask to $749, some search engines cut off at $750K, you’ll get more interest.

Very pretty, but 50K more than what it sold for in 2007? Maybe take a slight loss and it goes for 700K?
