This three-bedroom at One Hanson, currently available for perusal on the Brownstoner Marketplace, looks pretty darn tasty to us. Given that it’s on the 16th floor of one of the most impressive buildings in the borough and has the killer views to prove it, the asking price of $1,400,000 for over 1,800 square feet of space does not seem crazy. And for a full-service building the monthly charges of $1,968 seem quite reasonable too. Anything not to like about this place?

The maint. is fine for that amount of space but the design is kind of a mess when they combined the two units.
Exceptional apartment?! have you looked at the horrible floorplan? Assuming the building will let you move wet over dry (and I wouldn’t assume, because who in their right mind would leave the bathrooms in the middle if they didn’t have to?), you’d need to gut the place, new plumbing, etc.. or you are left with a fatally flawed “space.”
I was glad to see the floor plan until i looked at it. that plan is terrible. the photos and views look great. the purchaser should hire an architect or designer to make better sense of the circulation, room sizes and room adjacencies.
the price seems good for the square footage and views.
I’ve checked a few of these apartments out and they’re quite nice. And while this unit does look well appointed, I’d reserve the “killer views” tag to a unit that faces west (and to a lesser extent, south) not north and east.
also I know that I will never convince the “but you can buy a whole house for that” crowd but $1900 for 1800 sq ft in a full-serve building is not considered high maintenance.
great space. this is an exceptional apartment. Obviously it was two units that were combined and some partitions need to be rejiggered, or not, but in any case, a lot of space and great views. Moving partition walls is no big deal.
Given that the apartment number is 16BC, I am assuming this is the result of a bad grafting together of two apartments. That would also help explain part of the high maintenance.
BHS – i’m gonna guess it was 2 units combined, judging by the unit number “16BC”…
and yeah, this floor plan is just horrendous. if there were windows on the other side, maybe it’d be passable, but no way. *three* rooms without windows, two of which are railroaded? what’s the point of that?
depending on which walls are structural though, you might be able to fix it (for a boatload more money)… move the hallway to the windowless segment and fix the bedrooms so they’re all private.
