  1. You could just try locking the door so your kids couldn’t open it. People who live in much bigger houses in the suburbs with small kids seem to manage just fine.

  3. Beautiful apartment. The terraces are the selling point. In terms of the floorplan, I too would be uncomfortable having the kids’ room right near the front door, while I was upstairs. It’s not about the separation of being on different floors in general; I have no problem with that. It’s the fact that the kids’ room is right at the front door while the master bedroom is so far removed. I’m in the market, and I’m expecting a kid, and this would be a concern for me. I would try to reconfigure the place if I could. Will check it out on Sunday.

  4. Speaking as a person with a brownstone in the Slope, with both a backyard and a 2nd floor deck, having a roof deck is a whole different thing. There is a sense of light, airiness and openness on the roof which is completely different from the dark, forest-like typical backyard (doesn’t matter what direction it faces). I have often thought of building a room on the roof, but it’s just too expensive. I’ll grant that it’s a drag to walk all the way up day in and day out, particularly with little kids. As for having your kids on a different floor, I raised 2 kids in a brownstone, and having the kids on their own floor is great, particularly as they get older.

    I love the listings you find, because even when they aren’t a good comp they are still interesting. Honestly, though, it is a bit exhausting trying engage you. Life is short, man.

  6. Seriously??? How is the interior of this apt 1300 square feet? Seems like a very very high estimate of interior square footage to me. This is not a large apartment at all. Parts of it might be (somewhat) nice – but overall this pricing is very ambitious.
