facadeJust looking at the numbers, this brownstone duplex condo in Boerum Hill sounds like a decent deal: 1,500 1,000 square feet or so with private garden access for $800,000. Then you see the pics which reveal all the wrong decisions where it counts: shiny new flooring, charmless kitchen cabinets, home depot-issue doors. And the bathroom sink. Ugh. If you’re trying to get $800,000 for an apartment, don’t put it in a sink this this. It’s just stupid. There are two floor-through condos also for sale and there was an open house for all three last weekend, so someone must’ve seen ’em. Do tell.

  1. agree about that counterspace. not even remotely close to functional.

    also, there has to be a way on these types of offerings where the buyer can work with the developer at the end of the process to select cabinets, countertop materials, and appliances, and get priced accordingly.

    i mean, doesn’t it seem just EXTREMELY wasteful to put in a low end kitchen with the full knowledge the owner will tear it out?? where do those cabinets go? in the garbage? they are cheap cabinets, but they are still made from trees (sawdust anyway)…same with the appliances. you might be able to sell them, but i imagine our landfills are chock full of perfectly good white refrigerators that simply had to be replaced in every kitchen reno over the last 3 years.

    I just purchased a 1,000 square foot floor though co-op, 2 bedroom in CG for a little under $600,000 with a working fireplace a a washer dryer. I was looking for almost 8 months…moved in a month ago…
    So buck up, your time will come!

  3. Are we allowed to self-market here? I’m developing 3 duplex condos in a true brownstone on Clinton Ave that will list for around $900k. They won’t be done for 6 months or so, but I can put you on an informational list if you’d like. They should be fab.

  4. If you search NYTimes listing there is a FSBO for $820k on Warren St (between Court/Smith) 2 bdroom floorthru with outdoor (roof) space. (couple of years old).
    To me much better than this.
