This new listing that just hit the Brownstoner Marketplace claims to be the first two-bedroom resale at One Hanson Place. The 1,355-square-foot pad looks pretty sweet to us: two bedrooms, two and a half baths, prewar bones with nice modern finishes, and 16th floor views over Brooklyn. The asking price of $1,069,000 comes out to a little less than $800 a foot. How does that sound to you?

  1. sold for $974,860 just over two years ago. not sure why the price is now >1M. and this unit doesn’t even have the killer western views. I do love the bldg as well but in my mind there’s nothing to justify the 100k+ increase in price.

  2. I like the building but not the location. That intersection is just insane. It just does not seem like a residential context. The access to subways is excellent but getting there by car is a hassle and I don’t think the building has a garage. That may not be a concern to many posters here, but to someone looking to spend big bucks on a luxury condo it usually is.

    Me too, wasder. My favorite. Love the kitchen/bar/LR set-up, high ceilings and spacious BR’s and bedrooms (if I recall correctly).

    But no way this rents for 1,069,000/(10×12) = $8,908/mo. Price bottoms @ 1/2 mil at best. Buyer beware.
