This new listing that just hit the Brownstoner Marketplace claims to be the first two-bedroom resale at One Hanson Place. The 1,355-square-foot pad looks pretty sweet to us: two bedrooms, two and a half baths, prewar bones with nice modern finishes, and 16th floor views over Brooklyn. The asking price of $1,069,000 comes out to a little less than $800 a foot. How does that sound to you?

comparable to the condos I was viewing at the time, not comparable to this one– this price w/ maintenance is way over my head, and my current place is bigger
Minard, I agree about the location. I looked at some condos right around this intersection in 2007. Great proximity to subways and Fort Greene stuff, but the immediate area blows. Just doesn’t feel very homey, and its not very attractive (other than this building). And forget about street parking. I ended up buying a condo for comprable price per sq. ft off Classon.
I’m not sure what “prewar bones” Mr B is talking about… this building, as we all know, is a gut-reno office building.
And I have to agree that the prospect of spending any time at all in the Atlantic Center garage is enough to scare me away from this place!

What is the calculation you used? Asking price / (10 * 12)? Are you saying that rental costs over 10 years should equal the asking price? I’m looking to purchase an apartment and am trying to figure out my budget and what is too overpriced in terms of asking price vs what is reasonably overpriced.

I’m thinking they took the price from the unit directly above them which is also for sale for about 30K more with the exact same sq. footage and floor plan.
As far as family size, it’s NYC. You give up space to live in the city. Those who want a lot of space for their kids don’t live here. They move to New Jersey, Long Island or Westchester.
Huh. I guess it’s fine, it just seems rather high to me when maintenance is figured in. the place feels a bit like a corporate hotel once you get past that amazing lobby, and the living/dining space is pretty small for a family.
We have looked at a couple of places in this building, but what you get in terms of convenience (subway right downstairs, park nearby, shopping across the street), you pay for in spades with the crazy, traffic-snarled, mall-ish feel of this location. It would feel a little like living across the street from Penn Station.
