This listing at 100 Jay Street (aka J Condo) just popped up on the Brownstoner Marketplace. The alcove studio has a good layout as far as these things go and everything’s still in tip-top shape given that the building’s only been around for a few years, but the major selling point is clearly the large terrace that looks out over Jay Street. Because of that extra 375 square feet of outdoor space, the condo’s asking price of $499,000 is $100,000 more than this studio on the fifth floor. The layouts aren’t exactly the same, but, in broad strokes, think the terrace is worth the $100,00?

  1. Of course it’s nuts. The layout and finishes are nice for a studio, no doubt, but if I have half a million to spend on a condo, it definitely wouldn’t be a studio.

  2. 500k for a studio sounds nuts, but considering that studios in the Chelsea Mercantile building sell for around 800-900K, it puts into perspective the value that some think they’re getting when they move to Brooklyn.

  3. If it overlooks the parking lot, then that most likely means no Manhattan views (which I think is the only reason to live in Dumbo).

    Price is nuts. Next.

  4. Not worth 100k for a terrace overlooking a parking lot, unless you’re into that asphyxiation thing.

    And -2 points for the realtor’s grammar and caps: “SUMMER SEXY STUDIO WITH A ENORMOUS TERRACE”
