This listing at 100 Jay Street (aka J Condo) just popped up on the Brownstoner Marketplace. The alcove studio has a good layout as far as these things go and everything’s still in tip-top shape given that the building’s only been around for a few years, but the major selling point is clearly the large terrace that looks out over Jay Street. Because of that extra 375 square feet of outdoor space, the condo’s asking price of $499,000 is $100,000 more than this studio on the fifth floor. The layouts aren’t exactly the same, but, in broad strokes, think the terrace is worth the $100,00?

So many of the newer apartment buildings have tons of studios, instead of combining the space to make for a larger apartment layout…..
By the way, in my (admittedly limited) experience with terraces and big condo buildings, if one’s terrace is only 3 quarters of the way up or lower, it is a nightmarish hailstorm of cigarette butts 24/7. Renders the patio essentially unusable — so many rude douche bags who don’t give a thought to pitching lit cigs out the window. And this terrace appears to have HUNDREDS of potential douche bags lurking above.
“Not worth 100k for a terrace overlooking a parking lot….” And after the Witness’s sell the lot across the street, the terrace will be looking at a double-block, R8-zoned building.

I agree with you about the location and it looks like J Condo is right on the F train stop at York St.
I guess I just can’t wrap my head around spending that amount of money and only getting a studio out of it.
Well, having a better location than the Toren isn’t hard. Such a beautiful building in such an ugly location.
But, apparently a lot of people (with more money than us) think differently.
Yep, and as much as I like Toren as a building, Jay Condo is a much better location. At least in the minds of buyers willing to shell out 500k for a studio. That’s just my opinion, though.
I MUCH prefer Toren personally.
