Brownstone condo conversions don’t always work very well, but unless we’re getting fooled by the fisheye, we’d say that this floor-through at 98 Bergen Street in Boerum Hill turned out very nicely. Granted the second bedroom is mighty small and there’s only one bathroom, but the finishes and layout seem to work pretty nicely. Plus the common charges are only a combined $286 per month. The apartment itself is asking $750,000. Within reach?

  1. @ 25% down you’re saying 4480 or 4920 is the same buyer

    I would have to disagree that folks making <200k have that much variance in their budget – 440 per month (10% increase) is significant

    Yeah, no kidding.

    I’m not getting this price. Maybe they think it’s justified with the low maintenance? But maintenance is not a fixed expense, so .. . . no, doesn’t justify a $1000 dollars a foot.

  3. BoreumHill: Of course it’s a comp. I don’t think people with a budget of 750K for an apartment would ever expect maintenance this low. Even $730 a month is cheap.

    I don’t know the address of the WL listing, but I think it looks solid.

    I saw that Prospect Heights one you’re referencing. Garden is awesome, but I prefer the apartment of the Center Slope one.

    FWIW, I don’t think a $444 difference in cc = a comp.

    WL has some pretty sweet stuff for sale; they have a 2 bdrm with a huge private garden in Prospect Heights for around $779K. It’s right off Flatbush, and seems like a great value to me.
