A reader who didn’t like the drubbing that 185 India took when it was under construction wrote in to highlight this second-floor unit that is still up for sale. The listing says that all units in the building have already been sold, but this one looks like it never did. Perhaps thats because the two-bedroom pad began life with an asking price of $860,000. Several price cuts later, the 1,078-square-foot apartment is now asking $579,000. Could be a good deal—if your tastes trend toward ugly architecture.

I guess a lot of the posters here are not from north BK. Belvederes are all over Greenpoint and Williamsburg and they just opened one in Gowanus. They are notoriously ugly from the outside, and as much as they get picked on for that, I don’t think the insides are all that bad. Sure, they’re mass produced, cheap condos, but if that’s all you can afford anyway you can do a lot worse. The apartments tend to have a *little* bit more character than they typical cookie-cutter, depending on the building.

I don’t know…I think wine lover sounds more like a used car salesman….SOOO sleezy the way there is never anything but roses and daisies in North Brooklyn.
Toxic sewage…who cares!! There’s an ok school and a restaurant 17 blocks away which got a write up in the Times!!!
I’m with you wine lover. Greenpoint is a cool neighborhood with a good vibe, as long as you stay in this part of town, which is far from the oil spill ground zero and close to the waterfront, which is rezoning and will probably give the area a nice boost. India street is a nice block, although this building is a little closer to McGuinness than I’d like to be. Still it’s no different than 4th Ave.
As for the apartment itself, I think the layout is decent – bedrooms in the back and the kitchen is spacious. It has 2 full baths and a dining area, which is rare for most of the new boxed condos I’ve seen. And by the way there is a balcony in the front and a larger terrace in the back. Look at the floor plan on the broker’s website. It’s on there. Rooms are a little small though, so I would say that keeps the price down a bit closer, but still above, $500k.
And the building? I don’t see what the big deal is. It’s a red brick. It’s not beautiful but not offensive. Personally I could give a hoot what the outside of my building looks like, unless I own the whole thing. The building next door to it is way more of an eyesore and doesn’t blend into the hood at all.
Miss Heather, who again, is NOT me, has covered the Belvedere issue extensively enough that I’d think anyone with a brain would hesitate before investing half a million dollars in one. Wine Lover, you are correct that it’s a nice neighborhood, but those buildings are not nice. If they’re still standing in twenty years, which is probably enough time for all of their toxic wallboard to offgas, perhaps there will be a market in renovating them to add some charm. I’m thinking, blue stucco and lots of mirrored tiles. And maybe some awnings. And you know the thing is, I am perfectly serious.
Sorry, it looks cheap. There’s a metric ton of inventory at this price and most of it is much, much nicer.
