The parlor floor on this Fourth Street duplex had us at “hello”. The triple parlor has gobs of original deets that have been, as far we can see, nicely restored. By contrast, the garden level–or at least the rec room shown–appears to lacking in original charm. Regardless, it’s still 1,800 square feet in prime PS 321 territory. And it has a yard. At $1,395,000, it also not much more expensive than the flipper apartment on Prospect Park West we discussed last week. We suspect that some people’s reaction to this place will be, “But I could get the nicest house in Lefferts Manor for this price.” Maybe so, but that might be missing the point.

  1. gee, i thought it was the whole house being offered at at that price but somehow knew it couldn’t be possible. the parlor level renovation is nice but the basement isn’t so special – in fact – it’s cheapy. and $1.4 for 1800 sq. feet on 4th street is a little steep. i’d go for a 3000 square feet Lefferts Manor house at that price and i’m totally getting the point.

  2. I’d say the ‘garden level’ as you call it is not what most of us call garden level..as mostly below street level and not legal bdroom – just ‘rec’ space.
    BTW – A Paul Betancourt bought the whole bldg for $1.3. Middle level show in contract with asking of $895 –
    and BIS shows a 3rd/4th floor duplex.
    Maybe 4th floor is not whole level and doesn’t show from street?

  3. The big problem is the “garden” level isn’t really a proper full floor, like the garden level in a brownstone with a real stoop and a separate sub-basement under the garden floor. The stoop is only 3 steps, and the windows to the garden level are tiny, at least in the front. That’s why they have to say “rec room” and not bedroom, although in order for any family to live there that space probably has to be used as bedrooms. So paying such a crazy price for that kind of space isn’t something I can understand, especially in this market.
