This two-bedroom, two-bath at 44 Cheever Place in Cobble Hill was on the market for a while last summer for over a million bucks. It didn’t sell and is now making another go of it at $895,000. The living space of the 1,587-square-foot space in the former elementary school is pretty sweet, as are the large windows. The kitchen’s fine but not going to knock anyone’s socks off. Given the size of the apartment, the combined monthly expenses of $1, 092 is quite good. You like?

  1. j.a.b.b. you’re right the terrace must face Hicks–I wasnt sure cuz you cant see them (the terraces in this building) from the street. The noise is tolerable up there but it isnt tranquil.

  2. I looked at a 2 bedroon rental in this buidling back in 1994. The asking rent was $1,300, which seemed pricey to me at the time. That $1,300 now covers your montly taxes + common charge.

  3. Seems odd to me that this listing is posted, as was the apartment in Court Street Lofts, with a what-could-be-wrong-with-this query to try to stimulate discussion. Both buildings have been discussed many times on Brownstoner and Curbed so I can’t imagine you don’t know the answer!

  4. I had a sublet in this building several months ago.

    On the plus side, the building was well maintained, Cheever is a pretty street, the ceilings are high in the apartments and the walls are thick. The windows are large and you get strong good light.

    Downsides: it was a shlep to the subway. The Bergen Street F is closest, and it’s a solid 10-minute walk to the entrance at the corner of Warren and Smith Streets – the blocks between Henry and Court are long ones. There is a constant low-level BQE rumble if you’re on the Hicks Street side of the building, punctuated with air brakes and truck horns at the wee hours of the morning (from the balcony pics, this apartment might be on the Cheever Place side). The electric/heating bills are high due to the high ceilings and older forced-air heat units in the apartments. And if they’re really able to get a full mezzanine space, more power to them. The place I sublet had a sleeping loft/mezzanine with less-than-full-height ceilings and it was miserable. I suspect that the ‘attic’ used as a playroom does not have a ceiling high enough for an adult to feel comfortable.

  5. The views show it’s on the Hicks side, which is a lot noisier than the Cheever side. The walk to the F train is about 12 minutes. The building also has a fenced in parking lot which is rare.

  6. We live right by here, if the balcony faces Cheever the BQE noise is not bad. It is a haul to the subway and Hicks St isnt lovely, but you’d pay 1.5X per square foot right around the corner from here.

    What a great name, perhaps. One can say “Perhaps, perhaps” just endlessless.

    Well, I have a name that lends itself to endless punning, but it’s more annoying. And it’s my real name, so.

  8. This a beautiful building, but it is right next to the BQE and even on the fifth floor the racket of speeding trucks will be heard in the night rending the balcony more of a storage space than an oasis.
