Given the beautiful exterior, you’d expect the apartments at 1 Tiffany Place to have lots of historic charm but, alas, that’s not the case. When we featured one of the units last September we said that “the look and feel is a little too ‘new traditional’ for us.” Today’s condo, Unit 5C, leaves us similarly flat; the furniture’s not helping the cause either. Nothing offensive, though, and the duplex comes with private parking, which is pretty sweet. Still, the asking price of $725,000 seems like a stretch for the 1,103-square-foot one-bedroom. Agree?

  1. I looked at some units here back in 2006. My favorite moment was viewing one of the apartments – 3rd or 4th floor – facing the BQE & asking if I could open the window. You should have seen the owners’ faces drop [it was a FSBO]!! Even though it was early on a Saturday morning, the minute I cracked the window, the apartment was filled with the ROAR of the highway! I actually like the hood, but the noise [and one presumes fumes] from the BQE are a total deal-breaker for any unit that faces it. Even on the side of the roof deck that faces the freeway, the noise is awful!

  2. tiffany place is fantastic. it’s a special street. came close to buying a place on tiffany years ago. zoned for ps29, and all the property over there has never been particularly cheap. it is still considered cobble hill, and the shops/restaurants around there are pretty cool. nice playground at the end of the block.

    agree that it’s impossible to figure out this apt without a floor plan, and the “blahness” of the place rests entirely with the decor. DULL… it could go in any direction from here.

  3. I’ve been to all of the buildings on Tiffany and #1 is by far my favorite. It’s well-kept and well-staffed. The apartments themselves are nice blank slates. $725K for a one-bedroom is outrageous! I would think somewhere between $550K and $600K would be a more reasonable price, although the parking spot is definitely a big bonus. On the other hand the listed agent for this apartment actually lives in this building herself, so she should know how much she could sell the place for better than most. It’s hard to tell from the photos, but I think the bedroom overlooks BQE, which is a constant din, unless the place has sound insulating windows. The apartments facing Tiffany would be more desirable, in my opinion, although with less light on the lower floors. This should be interesting to follow for sure.

  4. i think 29 tiffany is a much nicer building. the comps for $575 sq/ft seems low to me as i know something that just sold in 29 tiffany for around 800 per sq ft, but it was renovated and had private parking and was a 2 bedroom. i live a few blocks away and think the walk to the f is totally fine (i do it every day to work and it takes less than 10 mins). this block also has a free shuttle to boro hall anyone can jump in and is ps 29. but all that said, a one bedroom duplex isn’t going to service a family with young kids…. also, which side of the bqe is it on? the water side gets a lot more than over the bqe…

  5. I know posters have been complaining elsewhere about the average reader appraisals being too low, but I just don’t get paying well over half million dollars for a one bedroom on Tiffany Place. You can get a one bedroom in Manhattan for that price these days. No wonder sellers price their homes so high — even at $150,000 off the listing price, the $588,000 seems crazy. I know it only takes one buyer, but I wouldn’t buy a one bedroom anywhere in all of NYC for that price — if that was all that was available, I’d buy a house in the ‘burbs. Apparently, many people would choose the 1 bedroom but I don’t know who they are since I’ve never met someone with that budget who wants a 1 bedroom.

  6. agree w/TD, dont see why people criticize a unit’s furniture or paint for that matter. price is high for location…we once looked at a place on the other side of the BQE, and the walk alone made our decision never to look there again.
