This fourth-floor loft in the Sweeney Building at 30 Main Street in Dumbo is one sweet pad, that’s for sure. Three bedrooms, over 2,500 square feet of space, attractive open kitchen, you get the idea. According to Property Shark, the seller paid $1,114,98 for the apartment in 2003, so even if he has to take a haircut on his asking price of $1,995,000 he should be doing okay.

2 points: There’s no “fraud” here. Anyone who is seriously interested will decide for themselves how to set up the sleeping arrangements. I’ve said it before and I’ll say it again: There’s no “bedroom police” in NYC who will break down your door in the middle of the night and see who’s sleeping where.
Also, there are plenty of single people or couples who want 2 or three bedroom apts. Lots of people want home offices, guest rooms, tv rooms etc. This is especially true in dumbo, I’d guess, because it’s not really a family neighborhood. (or, not marketed that way)
Maybe I’m just old school, but I hate how they ruined the lofts in Dumbo. If I wanted a 2-bedroom apartment I would get one that IS a two bedroom apartment; not a loft that was converted into a apartment pretending to be a loft. Ugh.
Seriously. Maybe this place is priced to sell in Soho. Retarded.
Personally, I’d take the Condo of the Day (with 900+ more sq ft) over the streeteasy one all day long; and probably at a $250-350K premium.
I wouldn’t call the 2/3 close at all and the A/C isn’t too convenient either. Downtown is much cheaper than Dumbo and anyway isn’t that the point . . . that Dumbo is such an expensive area. Why pay that premium for an area that really just offers a view?
The question is — does a huge one-bedroom loft become a $2MM 3 bedroom apartment because you cut some of that space into windowless “rooms.” I think not. They did not make $900K improvements. The 2,3 and A,C trains are quite close as well. Yes, it is loud-no doubt but I love the nabe. Personally, I am renting out a loft that I could never afford Downtown or in the Heights for that matter.
