The stylish One Main Street three-bedroom weighs in at 2,592 square feet, putting the valuation of the asking price at a, ahem, lofty $1,541 per foot. That’s pushing it even for something this nice, isn’t it?

  1. Gemini10 – yesterday you said a 1.6M 3br2Ba apt IN Brooklyn Hts was WAY overpriced at $1066 a sq ft – now you are saying that an apartment in DUMBO (not nearly as convenient with way less amenities) is worth $1500 a sq ft.

    They both have killer views, they both have similar CC and although this one has 3baths – it does not have any outdoor space.

    Please explain how you can possibly rectify this discrepancy

  2. Actually the fact that its a pre-war build is better. I would bet that the struccture and “bones” of the building are superior to many new developments throughout Brooklyn. You don’t have to worry about faulty curtain wall exteriors, improperly poured concrete, etc, etc, etc Besides, it was gutted which allows for the modern, “not pre-war” layouts.

  3. Understood, Miss Muffet. I can respect that. I am a modernist myself so a plain box actually does appeal to me…I don’t relish the thought of decorating around period details, etc. To each his own. But you gotta admit, the light and views are killer. I wouldn’t mind spending a summer evening there just staring out at the city and the twinkling lights 🙂

  4. Snappy – again, not my taste. Doesn’t seem to have much character. But again, that’s me. I’m a pre-war kind of gal, even if I don’t need tons of detail. As for recent comps, I would not put much stock in them, since as we are seeing, comps are re-setting all over the place, as price cuts/declines continue.

    so good they almost make me sorta dizzy!
    what amazing space – I would revamp it to make it a bit warmer feeling as I think it’s a bit stark for me – but so what you have a lot to work with if you choose to
    3 full bathrooms is a nice feature so are those closets!
    and the Washer/dryer – ahem! – hahaha
    does it come with parking? b/c parking down there is a nightmare during the day – it must, right??
    I’d say if recent comps are close to 4 million I couldn’t see why they couldn’t get close to ask…
