This smallish two bedroom at 82 Willow Street in Brooklyn Heights has a nice feel to it. At 852 square feet, however, the top-floor unit ain’t huge. And without a floorplan or photos of the kitchen or bathroom, it’s hard to evaluate the asking price of $739,000. Our gut is that it’s probably too high (though the low monthly maintenance of $500 should help). After all, $867 per square foot goes a lot further than it used to.

Noki, what I’m saying is that if you’ve got an apartment full of small rooms, you need to do all you can in the listings to minimize clutter. not to deceive buyers, as they’ll obviously see it, but just to give a sense of the space. Since they didn’t have access to the Corco-cam (the fisheye that distorts the time/space continuum to make things look bigger), they could have just moved all the stuff from one half of the room to the other, and vice versa for the other pic.

  2. Brownstoner, you should compare by owner places to similar places being offered by brokers in the same neighborhood. Let’s get these brokers to do their jobs.

  3. I didn’t think the pictures were so bad really. I was expecting much worse given the comments.

    The floors looked gorgeous, the walls were pristine white with moldings, the accoutrement were all interesting and well made, a Mac and uncluttered desk area, fresh daisies and plants on the tables, the bookshelves looked great, and the beds were made with what appeared to be linen and had pretty colored pillows on them…

    Agree that the A/C should have come out and the television scuttled, but other than that, tough crowd!

  4. 5 pics of cluttered living room, 2 of dark bedroom, 1 peek of w/d…think I’ll pass.

    The sad thing is that as others have noted, had they spent a grand on staging they might have created some sort of excitement around the listing.

    As it is, the only reaction is gonna be “Maybe it isn’t as bad as it looks.”
