We’ll be interested to see how the prices in Dumbo, the highest in the borough, hold up in the coming months. Someone else who will be interested is the owner of this two-bedroom loft in the Sweeney Building at 30 Main Street who’s set up his own FSBO site to take his message straight to the people. From the numerous photos, it’s pretty clear this is a drool-worthy pad. In addition to the predictably high ceilings and abundance of light, the corner loft has a swanky kitchen and high-end bathrooms. The monthly charges come to $972. Price tag? $1,585,000.

  1. When it’s on craigslist, that reeks of desperation. When it’s a good site with professional images, that reeks of someone unwilling to pay a broker $90K to sell a highly desirable apartment.

    A friend of mine paid $960/SF for a similar unit back in April, with seemingly much better views than this unit.

  2. This apartment looks amazing — and at less than $940 per square foot it seems priced rather aggressively to sell (compared to other units that have sold in the neighborhood). I’ll bet the owner gets asking if not more.

  3. There is a suspicious lack of pix showing the views, but this building is awesome and there is very little inventory for something like this. I would be a little surprised if they take more than a 5% haircut on the ask.

    Dow, since when does FSBO reek of desperation? If you had the time to put together a site like that, you’d be out of your f*cking mind to pay Corcoran 6% on $1.5M.

    it appears this unit does not face the bridge view (nor dock street). it appears to face onto main street (and howard alley on the short side), best i can determine. if that is the case, that puts this apartment on the corner of the building nearest the loading docks for the building across the street, and adjacent the loading dock for the building next door.

  5. Yup, a mil and a half. That’s what I guessed. There’s something about Dumbo and that’s a fly ass crib. But FSBO reeks of desperation. A bid of 1M might stick (Ssshhhh! I think I hear the owner lurking in this thread).
