This will be an interesting test of the high-end market in Brooklyn: a 1,961-square-foot penthouse with a 1,758-square-foot terrace at the J Condo in Dumbo just hit the market with an asking price of $2,900,000. (Floorplan on the jump.) As we reported last week, someone just agreed to drop over $5 million on a penthouse at The Edge in Williamsburg, so it’s not impossible, but it’s still a tough sell!

  1. I agree with you babs. My point is that this place is just a manhattan-style building disconnected from reality below. No on can tell me that you have a sense of neighborhood living inside a bazillion-unit high-rise… wherever it is. I don’t think your 500ft walk to the f-train get’s you connected.

  2. It may not be as bad there as I recall, still in all, 3 million dollars for an apartment is a chunk of change. And I completely disagree that this is an extension of Manhattan. It is near Manhattan, but so is Fort Lee.
    You live in New York County or you live in the boros, whether in the J or in an honest-to-goodness Mitchell Lama building. I don’t think your pals in Tribeca will quite see parity with their digs. People are just snobby that way. And the traffic on the Bridge some nights can truly remind one that an annoying body of water separates you from the Land of Oz.

  3. I don’t know much about the value of this type of apartment because its not my taste and I haven’t seen any apartments of this “style”. But, I have seen enough apartments to know that once the seller or broker start inventing words, its probably not that great.

  4. I agree. This is what I consider PRIME dumbo. Very strong building. I’m still kicking myself for not picking up a place in Dumbo circa 2002-2003 but I was still very manhattan-centric at that time. Oh well.

  5. Take a look at a couple other apts still available in the building… nothing exactly inspiring. $475k for a studio that looks like a freshly renovated dorm.

    Well, at least you get the gym and access to the 32nd floor roof deck… $350/mo + the $430k mortgage (10% down)… sign me up!

J Condo is next door to Superfine, across the street from several other cafes and merchants (including an organic dry cleaners), two blocks away from Modern Tots, the DUMBO General Store, etc., etc. I don’t get the idea of it being a ghastly area — maybe you have it confused with 99 Water St.?
