Situated across from the neighborhood’s eponymous park, this Sunset Park unit has two bedrooms, a flexible living and dining room arrangement, and period features. There are wood floors, wainscoting, and picture rails along with some more recent updates. It is on the third floor of the walk-up building at 574 44th Street and sits within the Sunset Park North Historic District.

Dating to 1914, the building, which boasts an intricately patterned brick facade, was designed by the architectural firm Eisenla and Carlson. The partners also designed three neighboring buildings, all of tapestry brick. While No. 574 was not originally constructed as a Finnish co-op, it was converted to one after being purchased in 1922 by the Pleasant View Association.

Finishes throughout the unit are light and bright and wood floors stretch through every room but the kitchen and bath. The floor plan included in the listing, which tags it as 3A rather than 3C, shows one bedroom and the bath near the apartment entrance and a long hallway leading to the adjoining living and dining room.

Both those rooms have park views, according to the listing. The photos show the rooms flipped with the living room furniture set up in the original dining room. The latter still has a plate shelf paired with wainscoting ornamented with Lincrusta or another embossed paper.

The just slightly smaller other room has been set up as the dining room and there is room for a table and chairs as well as bookshelves, sideboard, or other storage. There is some built-in storage as well: A row of cabinets stretches underneath the windows.

Updates in the windowed kitchen include white cabinets and stainless steel appliances, including a dishwasher. The mosaic tile floor has infill tiles of blue, adding a touch of color to the mostly gray and white pattern. The photo of the kitchen includes a glimpse of an original cabinet.

Neither bedroom is huge, but they both have closets, and some creative arrangements could make the most of the space.

In the all-white bathroom is a vintage sink and a new stone bathtub surround. There is vintage-inspired shower hardware along with white subway wall tile.

The building has a live-in super, storage, and laundry. Maintenance for this unit is $840 per month; in addition, there is an ongoing monthly capital improvement assessment of $435.55.

This unit last sold in 2021 for $800,000. Douglas Elliman’s Karen Bressler has the current listing and the apartment is priced at $830,000. What do you think?
