All looks neat and orderly inside this Carroll Garden two-bedroom. The apartment requires a walk up to the fourth floor of 232 President Street, but in return it has in-unit laundry, wood-burning fireplaces, and a renovated kitchen.
The ceilings are high, and there is original woodwork, decorative plaster brackets, stained glass-transoms, and tin ceilings. Finishes throughout the unit are light and bright, and the whole apartment was renovated with an eye towards capturing some prewar charm.
An I-card from 1903 shows that at some point the floor plan was tweaked a bit from the original. The kitchen, formerly at the rear of the unit, now adjoins the living room, and the former dining room was turned into a more spacious bedroom.
The wood floors are reclaimed from a Pennsylvania farmhouse, according to the listing, and some salvaged details in the street-facing living room were added, including the ceiling medallion and picture rails. The living room also has a modern mantel, in white like the trim through the whole apartment, with a green tile surround.
A pass-through with white cabinetry separates the kitchen and living room. The petite windowed cooking space has black countertops and stainless steel appliances, including a dishwasher.
Only the largest of the two bedrooms is shown in the listing photos. It has a columned mantel, modern built-in storage, a tin ceiling, and two windows.
The bathroom has some vintage charm with a claw foot tub, hex floor tile, and bead board. There are some built-in shelves for a bit of storage as well as a linen closet in the hall. Another closet holds the in-unit laundry.
The walk-up building is one of three — two on President and one that wraps the corner to Clinton Street. All are of pale brick and have substantial cornices. The two on President Street have curved bays and matching entries framed with Ionic columns and adorned with swags. The scale of the entry is a bit more grand around the corner at 411-413 Clinton Street. In 1897, an ad for flats at the southeast corner of Clinton and President streets promised steam heat, wood trim, and sanitary plumbing.
No. 232, which sits next to the landmarked Hans S. Christian Memorial Kindergarten, is a self managed co-op. The 10-unit building has bike and basement storage and is pet friendly. Maintenance for this unit is $950 a month.
Amy Morilla of Corcoran has the listing, and the apartment is priced at $999,000. What do you think?
