Its socially prominent owners were Henry and Mary Sanger until it became a boarding house in the early 20th century, when residents included the creators of the song “I Left My Heart in San Francisco.” Its biggest claim to fame is its star turn in the 1977 thriller “The Sentinel.” The four-story house went co-op in 1986 and now has 13 units.

A combo of three flats, the garden apartment boasts eight closets, two kitchens and 2.5 bathrooms. There are at least seven rooms, depending on how you count them, and the floor plan is flexible.

While it may lack the soaring ceilings, gigantic windows and spectacular views of residences on the parlor floor, the space nonetheless has 10-foot-high ceilings and views of the garden and Manhattan skyline, according to the listing, from Tita Omeze of Corcoran.

The finishes are more modern too. The front room — perhaps originally a dining room for the house — retains the most original detail, including varnished wood paneling, deep windows with shutters and a carved wood mantel. It’s set up as a living room in the photos, although it could also work as a bedroom, as the listing notes.

There are two wood-burning fireplaces, many built-ins, French doors, stained glass and wide-plank wood floors. The wet rooms are renovated, and there is in-unit laundry and central air. The sunroom and a bathroom have classic black and white checked floors.

The apartment’s windows are covered by bars, as is typical for garden levels in New York, but the unit does have four entrances, including two directly into the garden. The latter has trees, planting beds, grass, a flagstone patio, the aforementioned pond and views of the Manhattan skyline.

The building is self managed and has shared laundry and shared side garden. Subletting is allowed with board approval.

Maintenance for this unit, which is being sold as is, runs $3,064 a month. The ask is $3.95 million. What do you think?
