This modest and relatively affordable Kensington co-op is spacious enough for a small family and has attractive prewar details. The latter include high ceilings, wood floors and arched openings.
Designed by architects Kavy & Kavovitt, the six-story, 75-unit brick elevator building at 40 Tehama Street opened in 1939, the certificate of occupancy shows. Appointments at the time included Electrolux fridges, according to a contemporary ad.
In addition to high ceilings and wood floors, the two-bedroom unit has original casings, baseboards and picture rail moldings throughout. Located on the second floor, the apartment opens onto a large foyer with coat closet. Arched openings lead to the living room and kitchen.
The nearly 18-foot-long living room has room for bookcases and a dining room table as well as lounging. Although the Electrolux fridge is long gone, the renovated kitchen has white cupboards, stone counters, a dishwasher and built-in counter with seating for two.
Also updated, the bathroom has white square wall tile, gray mosaic floor tile and a tub with shower. The main bedroom is large with windows on two exposures. A second, smaller bedroom has one window.
The unit has five closets as well as two private storage cases in the building. The complex has a live-in super, laundry and bike storage (for $5 a month per bike). The shared backyard has a play area, tables, planters, dog run and outdoor sink for gardening.
The building accepts 90 percent financing and the maintenance for this apartment is $1,173 a month. Listed by Calvin Gladen of Compass, the co-op is asking $625,000. Decent deal?
