Here’s a duplex condo that occupies the upper floors of a landmarked Park Slope brownstone, with some nice details, four bedrooms and a terrace. It’s one of two duplex units at 781 Carroll Street, which could make financing tricky, on a prime Center Slope block not far from Prospect Park.

The place needs some polishing, including painting and floor refinishing, and could use some upgrading as well. A kitchen redo wouldn’t be out of order (at the least the acoustical tile ceiling and fluorescent light fixture have to go). And the two baths could use an overhaul as well, though we do like the vintage sinks and the vintage tile in the lower one.

The layout is mostly pretty straightforward, with three bedrooms above and a living room, dining room and center kitchen below. The one quirk is a rear extension, which creates a fourth bedroom beyond the living room and an ipe-decked terrace above.

There’s also a passthrough with a marble sink between the two larger upstairs bedrooms, and a laundry room, from which the terrace is accessed.

In the detail department, there are four mantels, crown and wall moldings, parquet floors, plaster medallions and a window bench in one of the bedrooms. The basement offers common storage.

The place carries no common charges — instead, there’s a more informal split of the recurring costs, according to the listing. Capital upgrades are another matter.

Listed by Jonah Ramu Cohen of Corcoran, who’ll be holding an open house Sunday, the unit is asking a flat $2 million. With 2,147 square feet that’s under a grand a square foot, but as noted, it needs attention. What’s your take on the place?
