Clinton Streetamity street
Here are two very similar properties within a few blocks of each other in Cobble Hill asking the same price of $2.8 million. Is this a sign of market efficiency or is one of these places a better value than the other? Both houses have 4-stories with unusually large floorplates of 25′ x 50′. The brick house on the left, offered by Corcoran, is configured as a 4-story, 2-family duplex-over-duplex while the brownstone on the right being shopped by Triumph (ever heard of them?) is 5 stories with 4 floor-through apartments. The photos of the Corcoran house reveal decent bones, though we weren’t thrilled to see the tile-and-dropped-ceiling look in the garden-level apartment. The Triumph listing doesn’t provide any interior photos (come on guys, get with the program!) but assured us in writing that there are plenty of original details. Looks like it will take someone who has been inside both houses to break the tie here. Anyone fit that description?

  1. I think the Clinton Street Corcoran house is 368 Clinton, just north of DeGraw on the west side of the street. For anyone who’s familiar with the block it’s the house that usually has some kind of holiday decorations up (at the moment it’s a large Statue of Liberty and red, white and blue bunting). Can’t say I love the holiday scenes, but in general it’s a beautiful block, one of my favorite on Clinton.

  2. Referring to schools issue on other postings –
    Isnt Clinton St. PS29 – and Amity St. PS 231 ?
    How does that factor into equation? I know
    realtors emphasize the PS29.
    Are most brownstone parents horrified to send kids to 231? (or just the ones that can spend $3m for a house).
    How much a neg. is PS231?- curious because I think thats my zone – although I don’t have kids.

    Give me a break! The 5-story on Clinton must have been a superb renovation of a very large house to get $4.5 mln, which, to the best of my knowledge, is a new record for that neighborhood. For $4.5 mln, you could definitely get something nice in Brooklyn Heights, although probably not as nice as the Clinton Street house must be.

  4. a Brown Harris listing in cobble hill on Clinton ,5 story . 2 family, listed for $3.995 just went into contract for $4.5mill , a bidding war with 7 bidders.
    Everything in Coble Hill under 4 million is a steal.
