We’ve only featured a listing at 155 Lafayette Avenue one time in 10 years (yes, Brownstoner is about to turn 10), which seems surprising given its central Fort Greene location. This new listing at the prewar co-op is a nice one to be sure.

The ground-floor pad has 2,000 square feet of living space and features three bedrooms, a home office and private garden space; there’s also a large guest suite on the lower level. The apartment’s been recently renovated in a modern but attractive style.

The ask is $1,700,000 and the maintenance is $1,614.56.

  1. Actually, you won’t find an entire house for that price anywhere near that location and this place is supposedly 2000 square feet. The price per square-foot seems appropriate for the area and the monthly charges are commensurate for the purchase price. The sad state of affairs in brooklyn at the moment is that this will probably go over ask.

  2. I’m no expert, but this seems ludicrous to me. Yes, it’s a lot of space but I can’t see why anyone would pay $1.7M for this and then the monthly amount of $1.6K. You could buy an entire house or a much, much better apartment. This apartment has the two main bedrooms right on the first floor facing Lafayette (note that it’s been staged with the master bedroom being shown as a livingroom). Lafayette is rather busy on that stretch. I’m not saying having bedrooms facing Lafayette is the worst thing in the world, but to pay $1.7M for the privilege seems insane to me. And it looks like the building doesn’t allow washer/dryer in the units either. And I’d call the downstairs a rec room rather than “guest quarters” since there’s no bathroom.
