  1. Typical Brooklyn 1.5 bedroom, definitely not a proper 2 bedroom, and definitely shouldn’t get 3/4 mil for a 1 bedroom between Myrtle and Park. But hey, who knows.

    One can acquire full 2 bedrooms w/separate dining rooms in the North side Clinton Hill Co-ops, just one block from there, for that and have $300k left over. South Side, nearer to the trains, maybe $50-150k left over.

  2. “We bet they’ll get it.” The deck is nice, but come on. The second “bedroom” has no closets an can only be accessed through first bedroom.

  3. Fair enough, I was a little generous. Still, you’d have a significant chunk of change leftover, and have a proper 2 bedroom to boot. Frankly, this listing here is a 1 bedroom, so a converted 1 bedroom in the co-ops is a better comparison space-wise.
