With its porch, side walkway, windows on three exposures, and generous proportions, this Second Empire wood house dates from the 1860s when Clinton Hill was still developing. It boasts an elegant parlor floor and a kitchen by noted architect Annabelle Selldorf along with original details and modern updates.

In the historic district, 70 Cambridge Place is one of a pair of stucco-faced brick dwellings built circa 1862 by William Rushmore. Joined along one wall, they are both detached on the opposite side with space for a walkway to the rear yard. The houses’ four floors include a sunken garden level and mansard-roofed attic with dormers.

At No. 70, most of the wood porch has survived, while the arched wooden cornice with dentil molding visible in the circa 1940 tax photo is gone.

Inside, the entry retains its arched double doors, and in the stair hall is the original turned mahogany newel post. An extra wide opening leads to the front parlor, which has the full-height windows typical of the period and a carved marble mantel with a wood-burning fireplace.

Through double pocket doors is the rear parlor, set up as an art studio or office, with another carved marble mantel and three large windows overlooking the garden.

The sunken garden level has been thoroughly revamped by Selldorf with a slate tile floor and exposed beams. It comprises a mudroom, sitting area, windowed kitchen in the middle, and dining area overlooking the backyard through a large picture window.

In the open kitchen, white minimalist cabinetry and an island with seating are topped by a marble counter and backsplash. There is a dishwasher, extra wide stove, and a pantry containing a second fridge. Also on this level are three closets and a powder room.

Upstairs is a library running the width of the house with built-in bookcases and another carved marble mantel and wood-burning fireplace. In the rear bedroom is a diagonal wood floor and walk-in closet. The full bathroom on this level has a vintage tub, console sink, and black penny tile on the floor and wall.

On the attic floor are three bedrooms under the eaves along with an all-white bathroom with hex tile floor, vintage tub, pedestal sink, subway wall tile, and cabinets built in under the window. There is also laundry on this level.

The house has 10 closets altogether, and central air.

In the backyard is a horizontal fence, brick patio, and grass with planting beds. A side entrance accommodates bicycle and firewood storage.
