957-pacific-interior-0509.jpgThe easternmost of the Eli Karp’s multi-building Hello Living complex on the Crown Heights/ Prospect Heights border is growing on us. The Sydney, as the 18-unit building is called, is so totally un-New Yorky that it definitely takes some getting used to. That said, the big balconies and California vibe seem quite welcoming. The design itself was guided by a desire to move all circulation (stairs, elevators, hallways) to the perimeter so that the apartments themselves could be simple rectangles. Arch Daily has tons of photos. The apartments hit the market a year ago and so far all of them have sold or are in contract except the two lower duplexes (available here and here). Anyone checked this place out in person?

  1. I looked at these. For me the dealbreaker was pretty much the entryway – the door is a giant glass panel in the LR front wall, and then you either have someone walking past your (all-glass) front wall and through your terrace to get to their apartment, or you’re walking past someone else. Um, in my home I like both to keep the heat or cool air in, and also something called privacy.

  2. Checked out all of the buildings in the Hello Living development last weekend and really really liked what we saw (except for the teeny tiny bedrooms at 802 Dean St.). However, have some reservations about when everything is slated to be completed bc don’t want to live in a construction zone and/or eat the cost of unoccupied units …any firm info out there?

  3. i was in negotiations for one of the 5th floor units not long ago, but couldn’t get the price down enough to where i could afford it. since then, i’ve gone into contract for a 2br/2ba new const condo in williamsburg that’s larger and for a lower price, but i still think about the terrace and roof deck of what could have been.

    the only critique would be the size of the apartment. the bedroom(s) are small for the price, which i think has great potential for appreciation because of the architecture and devepment of the other buildings. however, i would be very conscious of the other units under construction and if they could hold their price.

  4. I really liked the look of these places, as well. Intended to go see one of the 5th floor units just this week. Sadly, although they are still listed on streeteasy, according to the broker the 5th floor units are all in contract.
