The sixteen-unit new development at 660 Bergen Street in Prospect Heights hit the market last September and has actually done pretty well so far, all things considered. According to the broker’s website: Six units are in contract, three have contracts out and another seven are unspoken for. The remaining units are priced at between $500 and $600 a foot, and some of them have outdoor space. Thoughts? Update: There’s an open house for brokers on Thursday from 5 to 8 p.m.

Agree with ikarus. I have checked out the building a few times and everytime I go, I get to hear or notice something strange about the building. The broker is not honest at all (Stay away from anything Aguayo), they misprepresent the floor space, they include mechanical room in floor area which should not be added to square footage according to building code and it’s just cookie cutter finishes. The duplex apartments are the worst! It may seem like a lot of space and a bargain but you notice that it is not legally a 2 bedroom like they market it to be. It’s illegal to use the top attic floor for living and you can never put a bathroom in the attic floor legally. The fourth floor duplex is not worth the money or the headache! Why buy something that you can never sell? It is so overpriced for just a 1 bed / 1 bath. The way they are going about trying to cheat the buyers, I am sure DOB will be slapping violations pretty soon!! Stay away from Aguayo and stay away from buildings by the developer Isaac Fischman. He already screwed up the buyers at 35 Underhill, now 660 Bergen is next in his agenda!!

i went to see this building about a week ago and i found the agents to not be very helpful. what did you see in the building that you liked? i wasn’t crazy about the quality of the construction, but the space was OK. any updates on the problems with this building?

Thinking about dropping an offer down in the building regardless of these postings above. You able to provide any feedback from the Lawyer’s inquiry. Anything serious alarms or something worth considering. Much appreciated …
Landry – Are you still in contract with 660 Bergen? Our attorney posed a few questions to us regarding the contract, C of O, etc. Thought we could compare notes.
There’s definitely some shoddy construction/detailing in these apartments. Floorboards that didn’t all go to the end of the wall, moldings that weren’t properly lined up, a substantial leakage spot in the ceiling of the model apartment no less.
I am also curious were some of the square footage measurements they are getting are coming from, because I’ve seen other apartments that are being reported as 200 feet less that seem to have more living space. I was wondering if part of the issue is the substantial electrical closets.

are you in The Washington? I have heard some super crazy stories about that bldg. Not all of them about the developer. some of them about the owners.

the problem IS about shoddy construction per se. Fischman is known for crying and whining to the Buildings Dept. and to get his C of O and then screwing the buyers of the units down the road. All I can say is good luck and perhaps we’ll bump into each other at the courthouse while we both try to collect remedies from Fischman.

If you are talking about Issac Fischman and the Washington as your example of shoddy work, this is a completely different story. That problem wasnt about poor quality per se. They screwed up the “livable square footage” for the bldg and has to try to compensate by removing some of the interior sq footage with a quick and horrible fix.We saw those apt before we saw these and we ran screaming from that mess.
In the spirit of full disclosure, my gf and I bought one of these apts and were waiting to close. When we went to see them for the first time we saw the workers hand staining all the fill-in pieces for around the cabinets. We did a LOT of homework before we even asked for the prospectus because of the new construction horror stories and this seemed like a good deal. Really nice appliances a big yard and great light and it was totally reasonably priced.
So I guess what I’m saying is, if you haven’t gone to see them for yourself I would check them out before talking about the “shoddy work”.
i wouldn’t buy in this building as the developer is known for shoddy construction.
