Things were going swimmingly at The Argyle in Park Slope when we checked in last April: At that point, 60 percent of the 59 units had gone into contract. Now, nine months later, about 70 percent are in contract (assuming the 16 available listings on the Corcoran website are the only ones available). Anyone know when the move-in date is?

  1. See this is what is sad about Curbed and to a lesser degree Brownstoner. Whenever someone brings actual info about RE that is seller or broker friendly somehow you MUST be a ‘broker’.

    I own a condo. I am pretty sure some here own one too.
    This might be a surprise to you Snark – but StreetEasy’s presale info is never 100% accurate for any new development. If it is – it would be an exception to the rule. You know why? Because it is not public info. It will not be until the deed is signed and recorded with the city.

    BTW – you can also call the Argyle for info (which I did several months ago because I was considering it for investment)

  2. Ummm…regardless of how nice the Argyle is, IT’S ON A HIGHWAY!!! That’s right. I said it. 4th Ave. is nothing but a highway. Have fun opening those windows or sitting on those balconies that face 4th Ave. Unless you are deaf, it will be hell. You can plant as many trees as you want along that stretch to make it look pretty, but anyone who has ever spent any time down there knows it’s just the whole lipstick & pig dance.

  3. Snark- as I said – the ‘plan’ is in effect as my friend has received the notice for it. Under the OP, this had to happen when at least 60% of the units are under contract. Plus any buyers associated with the development and marketing company CANNOT be counted against the 60% under NY law. The actual total sales is 44 units. 1 is for the in house super. And another by a Corcoran employee buying in to the building – independently for his family. Even then the actual total units under contract is around 42 units of the 60 or 70%.

    BTW – Street Easy is incorrect in their labeling. Technically in every presale for new construction nothing is ‘sold’ until closing. They are ‘under contract’.

  4. Not that StreetEasy is gospel, but it lists 35 units as “sold”.

    Of those, four are labeled “off-market, and thus not really sold at all.

    Four more of them have no unit number associated with them, so the data is dubious.

    That leaves 27 units sold out of a total of 59, meaning the Argyle appears to be 46% sold.

  5. Where did Corcoran get that pic of 4th ave? Are those trees really there? Hell, makes me want to live there. It’s kind of like when you see scenes of New York on TV and say to your self “Where is that NY?”

    By agreement and law at least 60% of the sales is legit. Why? Because the ‘plan’ is officially in effect. If you know RE and condos you know what that means. There are legal and financial consequences when a dev declares that.
