After the speedy sales cycle at 25 Carroll, the nearby development 100 Congress is also putting up some strong numbers. The building launched in November and currently has 25 hard contracts out of a total 37. If you count the other four units with contracts in the pipeline, that makes the building just shy of 70 percent sold. A broker on the project also tells us that the first few contracts out received small price decreases, but that most units are selling at ask. Closings are expected to take place in February. And in related news, DOT is planning to build a speed bump on this block in the spring, according to the Columbia Waterfront Neighborhood Association.

Many families around here have cars, so there is actually an advantage as the parking is better on the other side of the BQE and it is easy to get right onto the BQE. I also agree that the school is a huge draw.
If these 2 buildings are indeed selling quickly in this market, I can’t help thinking that the fact that both are zoned for very good public elementary schools is a huge factor. It seems as if more and more families prefer to stay in the city, especially if their kids can go to a neighborhood public school that’s as good as most suburban ones. Even the middle school choices are good in both these locations. Being on the far side of the BQE is definitely not a great selling point for most apartments, but I suspect many families are willing to make that tradeoff for a good school and all the other neighborhood amenities.
