$250-$500K Range: CROWN HEIGHTS

This 1,800-sf brick house was listed for $609,000 way back in ’07. There was some foreclosure pressure on the seller, according to Property Shark, but the price still seems very low. Entered into contract on 4/15/09; closed on 11/16/09; deed recorded on 1/27/10.

$500-$750K Range: PROSPECT HEIGHTS
315 St. Johns Place #2B; Price=$700,000 GMAP
This 2-bedroom co-op was listed for $719,000 in October, according to StreetEasy, and it went into contract in a little over a month. Ad said: “Looking to trade up to that great apartment with just the right amount of extra space? Here it is! A huge family-size home that features 2 generous bedrooms, plus an office/den that can easily be a third bedroom, 2 full baths, a fabulous galley kitchen, a washer/dryer in the unit, and windows in every room.” Maintenance=$989/month. Closed on 1/13/10; deed recorded on 1/29/10.

$750K-$1 Million Range: BEDFORD-STUYVESANT
17 Madison Street; Price=$875,000 GMAP
Property Shark’s records on this 3,312-sf house appear to show that it was foreclosed upon in 2008 from a buyer who paid $850,000 for it in ’06. Entered into contract on 1/20/10; closed on 1/20/10; deed recorded on 1/27/10.

    I know someone who used to live in that building and their place had that same problem. It definitely had a claustrophobic feel to me.

  2. CGar, I went to see the other PH apartment a couple of months ago (but not the one that just sold, so it’s hard to compare). In the unsold one, nearly all of the windows in the apartment look out on the courtyard, and other people’s windows. To me, that made it a little claustrophobic. Also, some of the cosmetics were a turn-off (very shiny finish on the wood floors, black lacquer bathroom). But it does have a washer-dryer and lots of closet space, and as you point out, is in a good location with a decent layout. Maybe I should take a second look….?

  3. Lesloaf, what do you suppose is WRONG with the other PH apartment still for sale. Looks nice. Good amount of space. Good layout. Dull kitchen can easily be upgraded. Great location. Can’t beat the price. Low maintenance for a 2 bedroom. So that makes me ask “What’s wrong with this picture?” because it looks too good to be true.

  4. That Bed Stuy house is really cute on the outside, but as Dave says, VERY expensive. Has someone overpayed multiple times for this beauty? Would love to know the story and the inside condition. Or maybe it’s a revolving door of real estate fraud….?
