When this 3-story limestone was a House of the Day in December it was listed for $929,000. Entered into contract on 3/5/09; closed on 6/25/09; deed recorded on 7/7/09.

I was hoping Marvin would comment on that Manor sale since he is our expert there. Seems a little lower than others – but by pics seemed less charm/orig detail, yet good condition and nice exterior etc.
The Maple Street house is a two, not three, story, typical of the houses Real Estate Associates built on the eastern end of the Bedford–Rogers Lefferts Manor blocks c. 1910.
It’s sale at this price (a 9.15% reduction) bolsters my anecdotal observation that Lefferts Manor house prices are holding up much better than I’d have expected a few months ago.
Pete….that’s quite a bit more than I paid psf for my plave in “Stuyvesant heights,” a much better location.
Across the board discounts, some off of pretty reasonable original asks. Not bad.
according to someone in Elliman thread – BudStuy prices are supposed to be $200 sq ft. This one looks to be $400+ sq ft.

4.8%, 8.5%, 9% and 21.8% off of ask….not bad.
