Some of the sales recorded last week that went for $1 million or less:
$250K or under: DOWNTOWN BROOKLYN
96 Schermerhorn Street, Unit PH-E; Price=$215,000 GMAP
From its listing: “Totally cool, loft-like studio in a great full-service building in a fabulous location. This penthouse floor studio is truly unique. It features separate living, sleeping and study areas through the ingenious use of a ‘progressive loft.’ It has enormous storage as well, and is just waiting for the buyer who’s looking for an escape from the tyranny of the ‘boxy studio.'” The co-op is about 400 square feet, has a maintenance of $932 a month, and was asking $275,000 when it was featured in the Times last August. Closed on 5/28/09; deed recorded on 6/2/09.
$250-$500K Range: BEDFORD-STUYVESANT
722 Halsey Street; Price=$430,000 GMAP
A 2,384-square-foot, 2-family house, according to Property Shark. The contract and closing dates in the deed are confusing, as the sale was recorded last week. Entered into contract on 12/3/07 (?); closed on 3/25/08 (?); deed recorded on 6/5/09.
$500-$750K Range: WILLIAMSBURG
444 Humboldt Street, Unit 6; Price=$645,000 GMAP
This 1,100-square-foot penthouse condo was first listed for $899,000 in November 2007, according to StreetEasy. Sale included a parking spot. Entered into contract on 4/8/09; closed on 5/21/09; deed recorded on 6/3/09.
$750K-$1 Million Range: SUNSET PARK
536 51st Street; Price=$800,000 GMAP

Photos from Property Shark aside from 444 Humboldt pic, which is from StreetEasy.
I can confirm that the williamsburg place did sell – big draw for that place was a really huge amount of outdoor space and an elevator (fairly uncommon in those small condos out there – although a potential liability given the small number of units). I’d say it is a pretty high price for the area though (much higher price/sqft than jacsksonia, for example). but, let’s just say, it’s more than I’d pay for that place.
Williamsburg place seems pretty expensive for the location. It really sold? For that much?
Add 1094 Park place to that
$960,000

mahetia…they’re all sold.
the studio is sold already… at least that is what the corcoran site suggests.
tybur6 — ok. thought you were going the other way. Yes, the prices were absurd and required people to overleverage themselves, settle for lesser property or rent. The people who chose the first option are now going bankrupt.
Northsloperenter… the premise I find sad is that you have to dig and search really hard to find anything that’s even close to decent for under a million $$!!
A million dollar house used to be crazy… not that long ago. Now you can only get total mediocrity, if not total unlivable, in need of a gut renovation, at that price point.
I won’t rehash all of the arguments I’ve made over the many months on this blog, but DAMN this crap is unsustainable… even at the “plummeting” post-bubble prices.
(And goldie is right on… $932 for maint? That’s not far off from total rent for a 400 sq ft studio!! It absolutely better come with a penis attendant in the lobby.)
400 sq.ft. studio with maint. of $932/mo?! that ‘full service’ better include what im thinking it should. and ‘loft like studio’…arent they all (minimal partitions)?
Gotta tell you i was LOL with that zombie post….
