This week’s top listings are heavily concentrated in Bed Stuy and Crown Heights, with conditions ranging from renovation-ready to newly redone.

Which would you choose?

10. This 1,270-square-foot home in East Flatbush still has its original hardwood floors, in addition to a two-car garage in the back. The kitchen and bathroom shown could use an update, but judging by the photos the home mostly just needs some cosmetic changes. The 600-square-foot basement can also be finished to create more living space.

9. Last week’s No. 1 makes a showing on the list for a second week. This one’s a brownstone on Van Buren Street in Stuy Heights that is “way cooler than anything you’ve seen till now,” according to the livelier-than-average listing copy. It’s no average gut job, either: The kitchen has marble counters, brass pendent lights, tile laid in a herringbone pattern, and a Bertazzoni range.

8. Last week’s No. 3 is this gorgeous 2,500-square-foot Italianate home that was built in 1880 and meticulously restored by a local architect who also updated its systems. The four-bed, three-bath home has a gourmet kitchen and lovely landscaped backyard.

7. On Marcy Avenue in Bed Stuy, we’ve got a four-story brownstone that’s set on a corner, and thus semi-detached, allowing for a set of bay windows on the side. Not much original detail remains in this one, judging by the photos, and it’s in “bring your contractor” condition, according to the listing. It looks to be set up as a one-family (at least there’s only a single kitchen, on the garden level), though it’s got a three-family C of O. It’s directly across the street from Herbert Von King Park, which you could think of as a massive front yard.

6. This Bed Stuy townhouse is being marketed as a teardown for developers because of the extra-wide lot and unused FAR, but the photos show the home still retains some of its original detail — check out that parlor hall wainscoting!

5. This 1,920-square-foot Greenwood Heights row house looks much the worse for wear — it has holes in its walls, no appliances, and a faux-stone floor that has seen better days. Going by the pictures, there doesn’t seem to be much detail left beyond a few doors, casings and the staircase. But the property (which will require all cash or a construction loan) might be just the ticket for someone who’s looking to make a modern architectural statement.

4. This sweet Bed Stuy row house still has its original decorative cornice and lintels. The home’s scalloped clapboard facade looks to be in decent condition, and those more recent door awnings can be removed. The listing says the interior still has its tin ceilings, original wainscoting and marble mantles. The building is currently configured into an owner’s duplex on the bottom floors with a one-bedroom rental above.

3. On Sterling Place in Crown Heights we find a one-family with a distinctive faux-stone facade. This one’s got four bedrooms on the top floor (two of them small), a full parlor and a garden-level kitchen. Not an abundance of detail, but there are some original floors, and it all looks to be newly renovated.

2. In the Fiske Terrace section of Flatbush, on East 17th Street, we have a freestanding turn-of-the-last-century house with loads of space. A three-story, it’s got seven bedrooms and four-and-a-half baths, and a finished basement to boot. There’s a front porch, a rear deck, a yard with a fire pit, and a two-car garage. Kitchen and at least one bath are renovated, and there are a lot of nice details on the ground floor, including stained glass, columns, parquet floors, pocket doors, wainscoting and mantels.

1. On Lincoln Place, in the Crown Heights North Historic District, we find a three-story with an angled bay in the front. The facade needs work, and apparently parts of the interior do as well, judging by the “bring your designer/architect” admonition in the listing. The parlor floor — the only one pictured — looks to be in decent shape, though, with bay windows in the front and rear. At the moment there are a pair of apartments above (only one with a kitchen) and a “workshop” on the garden level. Like they said, bring your architect.
