Brooklyn Open Houses -- Bed Stuy, Fort Greene, Boerum Hill

OK, so last weekend didn’t work out so well for the aspiring open-house goer, at least for those not equipped with sled dogs. It ought to be smooth sailing this weekend, though, and as usual we’ve got four open houses worth your notice. One’s a turnkey, the others need work in varying degrees; the locales are Fort Greene, Boerum Hill, Bed Stuy, and Prospect Lefferts Gardens.

On Adelphi Street in Fort Greene we’ve got a two-family townhouse with a lower duplex and a two-bedroom rental on the top floor. The ceilings are a bit low, but it’s in move-in shape, with central air and updated mechanicals, having  been renovated in accordance with a design by the Brooklyn firm Studio Tractor.

In Boerum Hill on Wyckoff Street is a three-story brick home with a separate apartment on each floor. It looks to be in decent shape, but is low on character. So anyone looking to create a homey duplex or a triplex is going to have some work to do. Some nice original wide-plank floors though, and the house is 20 feet wide.

We find the same setup on MacDonough Street in Bed Stuy — a townhouse laid out with three floor-through apartments. In addition to any reconfiguring, there’s plenty of other work to be done here as well.

The place has been in the same family for 60 years and is not in peak condition, but there are some details that will reward the renovator, including molding, fireplaces and a stained-glass skylight. It’s close to Saratoga Park and other amenities in the east of the nabe, such as Manny’s.

Last up, on Lincoln Road in Prospect Lefferts Gardens, we’ve got a two-story with a barrel front, 20 feet wide. There’s a two-bedroom apartment on each floor, so once again we’re looking at some work involved for anyone after a duplex.

For that matter, there’s work involved even for those who want to keep the layout as is: the listing informs us that the kitchens and baths require upgrades, and the sparseness of the photo gallery suggests other areas may need attention as well.

  1. Wyckoff has been on market for over a year. Someone trying to flip it for more than it is worth and seems to refuse to lower to market price. Hasn’t done a dime worth of work to it.
    Was with corcoran twice then on his own now with another real estate firm.
