This Brooklyn Heights Greek Revival offers a lot of space split up in an offbeat way, with five apartments, three of them studios, spread out over four floors. A onetime rooming house built circa 1841, it’s at 165 Hicks Street, between Clark Street and Love Lane, in the Brooklyn Heights Historic District.

One might look at the floor plan and wonder if this is an SRO — it was, once, but not anymore, at least according to HPD. If any of the units are rent regulated or occupied, the listing doesn’t say.

The house is 23 feet wide and extra deep on the lower two floors, which extend 56 feet. The photos show only the owner’s unit, a two-bedroom spread that occupies the parlor floor, with a bedroom and adjoining terrace on the floor above, accessed via a circular wooden staircase.

There’s a one-bedroom unit on the garden level (whose bedroom is accessed via the kitchen) and three studio apartments on the top floor and the section of the third floor not taken up by the owner’s unit.

What the rentals look like is anybody’s guess, but the owner’s unit offers high ceilings and original details including parquet floors, wedding-cake plaster detailing, original ear molding around some of the windows and a marble mantel.

The kitchen is small and we get only a glimpse of it; some updating may be in order. And that may well be true elsewhere as well.

Listed by Gabriel J. Ford of Brown Harris Stevens, the house is asking $5.5 million. Sound reasonable, given the space and the central Heights location?
