If brownstone living is your idea of New York glory, this one-bedroom floor-through in Park Slope with original details like a decorative mantel in the front room, parquet floors, shutters and picture frame molding appears reasonably priced for its location and condition. It’s on the third floor (if you count the garden level) of an attractive three-unit Neo-Grec brownstone at 46 Berkeley Place in the Park Slope Historic District Extension II, right across the street from elementary school P.S. 282 — which could mean a sweet situation for your kid, some daytime noise potential, or both.

It’s got at least three closets plus an extra room between the large front and rear rooms that could serve as an office, storage or spare guest bedroom. The setup doesn’t seem ideal for shares but might work for a small family or couple. The kitchen is in the side room in the front, and the bathroom is in the side room in the rear. There’s an open house on Saturday the 16th by agent Lisa Gaytan of Halstead if you want to see for yourself. Bring cash or checks and be prepared to bare your financial soul, per standard practice.

46 Berkeley Place was built in 1881 and designed by noted 19th century architect Amzi Hill, who Suzanne Spellen writes was especially known for his mastery of the Neo-Grec style, although he also designed Italianate, Queen Anne, and Romanesque Revival buildings.

This one is embellished with a lot of quirky incisions with Neo-Grec graphic reductions of foliate, scroll, and star motifs on the hooded doorway, fluted columns, window frames, and cornice brackets. It’s part of a row of nine attributed to Amzi Hill that received the same treatment, at least a couple of which were developed by Catherine J. Tewell, according to the designation report. The cast iron metal work, including gate, finials and window guards all look recently painted, but only the railing and balusters appear to be original.

It’s listed by two different brokers from different firms, and the Elliman listing has some additional images that show the kitchen (more photos can also be seen on past listings). Neither the bathroom nor the kitchen seem especially fancy, but regardless, hopefully it will not be gone before you see this, which would also be all too common.

The Halstead listing in any case is showing on Saturday, February 16 from 1 to 2 p.m., and the apartment is asking $2,600 a month. Good luck out there in the hard living world of real estate exchange. Does it seem like a reasonable deal?
