This three-bedroom rental in Flatbush has potential as an affordable roommate share situation, though the listing leaves more open questions than answers. It has a nice renovated kitchen featuring the kind of appliances, modern cabinets, and marble countertop that we often see in high-end refinished brownstones.

A combined living and dining room has enough space for a modicum of negotiated eating and lounging for shared apartment dwellers. The single bathroom too looks tidy, with white tiles, a pedestal sink, and a shelf and new towel rack built in.

There’s no floor plan, but the listing tells us there are windows on three exposures.

It’s on the second floor of an early 20th century building at 2108 Dorchester Road that was converted to 48 condos in 2016. The building has a columned entrance portico, a limestone base and a variety of ornamental brickwork above and at the street corner.

The photos show two of the rooms we presume to be possible bedrooms set up not as bedrooms but as an office and a living room, and there appears to be a divider in one with clerestory windows, an odd set up that could be remedied with curtains.

A little digging reveals the unit was listed as a two-bedroom when it last changed hands in 2018, and an old floor plan from another unit in the same line shows a corner of the living room has probably been temporarily partitioned off to create a third bedroom with two windows and two closets.

The listing also shows a convenient laundry room and a courtyard with some extra space for getting out of the apartment, maybe. The asking rent is $2,600, which divided by three works out to $866 per person — or $1,300 each for two people.

Gabriel Dean of Douglas Elliman is handling the listing. All things considered, is it appealing?
