be-at-scherm-082710.jpgIn another sign of how effective advertising on Brownstoner can be (we’re joking, we’re joking), The Real Deal reports that be@Schermerhorn, the turnaround success story at 189 Schermerhorn Street, has passed the 40%-sold mark. This is pretty remarkable since it was just a month ago that we reported that the 246-unit development was 20% sold. The news brings the total number of units sold or in contract to 102, proof positive of the power of 26 percent price cuts!

  1. Is anyone currently in contract with 189 schermerhorn? is seller attorney giving you a hard time-Were you able to get mortgage funding contingency? (Down payment returnable if something go wrong ) Doesn’t it take 3 days to revise one word in contract agreement, would like some feedback.

  2. It’s not a bad location, and getting better, but I believe that there will be a big jump in taxes in 15 years when the abatement expires. People who plan to stay that long should look into that.

  3. “This is impossible. BHO specifically said that this building would sit empty till they chopped prices at least 50%.”

And that there would be a 37% decline in value in 5 years.

  4. “desolate/sketchy stretch of DOBRO is kinda ridiculous”

Um have you actually been there recently? It’s not desolate, it’s only two blocks from Atlantic and has pretty much a lot of subway lines right near by. Location wise, it’s better than Toren, Oro, Avalon or Forte.

As far as w/d, most people in NYC who own a condo or coop don’t have laundry in their units.

i don’t know, the lines between “BLOG” and “ADVERTISING” have been getting pretty blurred around here…..i think the addition of and quick removal of the widget is very telling.

  6. still, no WD in an apartment that costs 500k++ in a somewhat desolate/sketchy stretch of DOBRO is kinda ridiculous, but there’s a market and buyer for everything, right?

they do have a large community laundry room, should bring back a lot of college dorm memories to its residents! ah! and the 30-bike capacity bike room is an added value too!
