At a Certain Point, Size Does Matter
If anyone can point us to a smaller house in Brooklyn, we’d love to see it. As for this Fillmore listing in Carroll Gardens, $949,000 would seem to be a stretch–we’d be very surprised if this place were more than a thousand square feet. Probably more like 800. Listing #612130 [Fillmore]

Now this is a neighborhood where the $ amount is secondary to its amenities.
And to think that the shameless Bed Stuy house was a 30% more than this house
There’s a tiny little “mews” of houses that look about that size on Herkimer, just behind Renaissance Plaza. It would be lovely if it was fixed up- in fact one of the houses has been renovated but not as a restoration. But the Warren Mews I would love to live in. I know them well and I’ve always loved it there.
The price is crazy but a house this size just sold a few month ago on this block for a similar price. And yes, I was shocked when I saw that on propertyshark.
Wow. I love that little BR house. Lots of FAR- though you probably couldn’t build much thanks to the local zoning. I would buy it to store my teenagers…
