11217, I think there’s value out there now, but prices on some still seem sticky to summer 2008(7 south portland comes to mind). And I think better properties are fairing well. Back in 06-08 everyone felt that they needed to own no matter what the dump looked like, now folks are holding out. That’s detrimental to the market as a whole, but prime is still prime.

Open question:
What would you be willing to pay today (unit would not be ready for occupancy until Spring 2011) for a well organized, brand new, 1,350 sq ft 3-bedroom home in a 3 unit bldg on one of the better blocks of Carroll Gardens? You would be able to pick your own bathroom and kitchen finishes and unit would have either some outdoor space or a private roof deck.
