Affordable Housing Lottery Opens for 29 Senior Units in Flatbush, Starting at $411 a Month

An affordable housing lottery has opened for 29 units in a nine-story mixed-use building at 1921 Cortelyou Road in Flatbush. It’s in an area known as Beverly Square East, not far from Ditmas Park and Kings Theatre.

Of the affordable apartments, there are two studios, 16 one-bedroom units and 11 two-bedroom units. Monthly rents start at $411 and top out at $1,148.

The lottery is set at an area median income range of 30 percent for seven of the units, 40 percent for eight units and 60 percent for the remaining 14. Eligible incomes range between $16,560 and $73,680 for households of one to five people. Households must have at least one member is 62 years of age or older.

There are 76 total apartments in the building. An application for a certificate of occupancy for the building was file in January. According to the lottery listing, building amenities include a 24 hour attended lobby, rooftop patios, laundry, a community room and classroom space.

The building was designed by Edelman Sultan Knox Wood Architects. The Manhattan-based firm has designed multiple supportive, subsidized and market rate buildings in Brooklyn, including 892 Bergen Street. They were also part of the team behind the 2018 design for a new home for the sharks of the New York Aquarium.

The new building replaces the Baptist Church of the Redeemer, constructed in 1919 and designed by Helme & Corbett. The congregation sold the building to housing nonprofit Mutual Housing Association of New York for $5 million in 2018. In addition to the supportive housing units, the new building includes a worship space for the congregation.
