Now available in Crown Heights are six affordable units that rival and, in some cases, even surpass market-rate units in the same building. They’re located in a six-story, 17-unit building at 1764 Union Street.

Of the six affordable apartments, there’s one studio, three one-bedrooms and a pair of two-bedrooms. Rents start at $1,800 a month for a studio and top out at $2,500 a month for a two-bedroom apartment.

In March and April, multiple three-bedroom apartments in the same building were asking $2,500 a month in rent. The units were not rent regulated or part of any affordable lottery.

The lottery is set at an area median income range of 130 percent. Eligible incomes range between $61,715 and $146,510 for households of one to five people.

Diego B. Aguilera is the architect of record. His firm also designed a building at 1595 Broadway in Bushwick that looks like it was plucked from the movie “Up.”

His design for 1764 Union Street is just as bold. With the address spelled out in giant white letters as tall as the front door, the facade of the building sports window frames that create an orange ombre as you move up each floor. The effect is not unlike ODA’s design for 10 Montieth Street in Bushwick.

The developer is David Sinay of Candor Capital, who purchased the property in 2017 for $1.4 million.

The building has a bicycle storage room and outdoor recreation space.

Leasing for market-rate units began in March 2018. Based on the listing photos, all the units have hardwood floors, a combination of different shades of grey on the walls and open kitchens that have one bright yellow cabinet.
