brownstoneA tipster brings this brownstone condo-ization at 327 MacDonough Street in Bed Stuy to our attention, noting that he believes this is a first this far east into Bed Stuy. We’re not entirely sure that’s true — can anyone cite another example of a brownstone being condo’d in this neck of the woods? As for the project, the developers appear to have bought the building in December 2005 for $650,000. The sign in the front yard is promising two-bedroom condos in the Spring of 2007. The website at adobeproperties.com is still under construction.

  1. Schools are crappy. Seems like many of the new homeowners are gay couples for whom schools aren’t an issue. That said there is the small school proposal being developed by the Stuyvesant Heights Parents Association. Granted it will be a long process but like P.S. 8 and 321 you have to start somewhere. Options are so limited everywhere that the parents who have bought in the nabe in the last few years are realizing they have to create something that works for them and that they can access. Check out the Hamilton Heights Academy in Harlem. I think they’re operating from the same premise.

  2. Although you are in the “same district” you don’t have access to the same schools. There is something called your “neighborhood school” where your child is assigned based on proximity to your address. In middle school and high school there is a “lottery” (if you don’t test into one of the good schools). The reality is bed stuy schools, like most schools in NYC, need a lot of help.

  3. rofl…bed stuy is the same school district as fort greene and clinton Hill. last time i checked, two bedrooms were going for as high as 850,000 in those hoods. so much for demographic theory. bed stuy will be just fine.

  4. the schools in this neighborhood are definately in need of a lot of help (which due to the demographics of the neighborhood the board of ed will never really do) and will kill your property value if the economy tanks.
